Responsibilities
  • Drives to property locations making multiple stops throughout the day, getting in and out of vehicle.
  • Physically examines all buildings property characteristics on various commercial/industrial and exempt properties.
  • Must be able to make all proper necessary adjustments to the data to ensure their accuracy.
  • Verifies property location by associating information from the applicable field document with the use of aerial imagery and GIS maps.
  • Able to work in a self-sufficient and independent manner with minimal supervision.
  • Measures commercial/industrial buildings which involves performing complex mathematical calculations on buildings of various sizes including large square footage properties.
  • Identifies primary uses of buildings and special features of associated improvements on the parcel.
  • Takes clear digital images of properties including specified parcel improvements.
  • Able to enter necessary changes to the parcel characteristics into the client approved Cama system.
  • Obtains income and expense information through verbal or written request when needed or requested by the client.
  • Verifies current sales of properties to determine their validity and applies the proper validation code
  • Maintains personal production records in alignment with productivity targets.
  • Analyzes market data including sales, rents, expenses, and cap rates for eventual use in determination of the Cost, Income, and Sales Comparison Approaches to value.
  • Performs other duties, up to and including, final review and valuation of complex commercial/ industrial properties.
  • Communicates professionally and successfully with the public to share the purpose of our visit to their property and addresses questions.
  • Professionally represents Tyler and the client to property owners and other members of the public handling questions and complaints in a courteous manner and escalates to their supervisor as appropriate.
  • Demonstrates awareness of and adherence to Company policies as outlined in the Employee Handbook and Safety Handbook. These include, but are not limited to, Safety, Equal Employment Opportunity, Business Ethics, and Anti-Harassment Policies.
  • Must be able to successfully obtain or possess the required Georgia State Registered Real Property Appraiser Certification designation.
Qualifications
  • High School graduate or equivalent work experience
  • Real Estate and/or appraisal experience is preferred.
  • Good written and oral communications skills
  • Solid problem-solving skills involving the ability to research and investigate data and effectively ask fact finding questions to draw sound/valid conclusions.
  • Strong organizational skills including attention to detail with the ability to capture and record accurate and comprehensive Commercial / Industrial property details.
  • Ability to work independently or collaborate with team members.
  • Possess spatial abilities necessary to read maps and locate a physical location on the map.
  • Ability to visualize floor plan footprints based on three-dimensional buildings.
  • Strong math skills to calculate square footage, ratios, and similar functions involving the ability to do this for large properties with multiple buildings.
  • Must provide reliable transportation and carry personal liability insurance on the vehicle driven to perform job.
  • Must possess and maintain a valid driver's license issued by the state in which the employee lives.
  • Knowledge of Windows operating system. Microsoft Office including Word and Excel preferred.
